Q. How long will the process take?

Designing and building a house isn’t always a ‘one size fits all’ process and time frames can differ depending on the extent of your project brief. Generally, we expect to achieve the following timeframes:

  • Concept design and budget estimation – 4 to 6 weeks
  • Design Development – 6 to 7 months
  • Construction – 10 to 13 months

Q. When do I need to pay money?

Upon acceptance of our Design Development Proposal we will issue an invoice prior to the commencement of each stage to cover the cost of architectural documentation, sub-contracted documentation (engineering and reports) and council submissions. This price will be provided with the Design Development Proposal in spreadsheet format, detailing all foreseeable expenses.

  • Stage 1: Project Brief & Concept Design
  • Stage 2: Design Development & Council Development Application
  • Stage 3: Detailed Documentation & Council Building Application

During construction, payments will be required in 7 contractual stages throughout the build. These will be clearly indicated on a spreadsheet and graphic programme prior to commencement of any construction works. For a new house, payments are typically required in weeks 1, 4, 7, 11, 14, 18 and 20 of the construction process.

Q. Can I use My Build for documentation only?

Definitely. We understand that some of you may already have a relationship with preferred builder. We are more than happy to document your project through stage 1 – concept design and stage 2 – design development, concluding our services once we have received building and plumbing approval for your project.

Q. What kind of building contract do you use?

We use the Housing Industry Association Limited : Plain Language Domestic Building Contract. In addition, we also include; a construction time-frame program, a progress payment schedule and a detailed letter of offer as a part of the contract.

Q. Can I be involved during the building process?

We hold pre-arranged meetings with you on the construction site every fortnight. During this meeting, we update you on the process as well as document meeting minutes detailing our discussion and any actions that emerge in the meeting.
