Clementina Street, Newstead.
The project at 2 Clementina Street proved to be fun and exciting, giving a loving family a new place to grow.
Walking through the existing dwelling the family of five had made a wonderful home, but it was a long way from beautiful. The original features were still intact but it was cold, dark and not suited to a growing family (with one tiny bathroom!). The clients wish was to operate as a design and construct project with all the improvements within their spending guidelines. The aim of the build was to maintain and celebrate the homes original features as well as clearly delineate the new works internally and externally - and warm it up!
Combining a new portion into an existing building is always a tricky element to renovations. Ensuring the ability to be watertight, managing trades and timeframes, along with protecting the existing dwelling. Timber was an important feature to include throughout the home, this is shown in the joinery, flooring and exterior claddings. This adds to the warmth - displaying a natural texture and complimenting the original timber. Creative features were implemented into the design such as; subtle clues of the gable shape, a window seat capturing its own private garden view, customised set outs for balustrade and screening, and careful tile and lighting selections.
The home has been fitted out with a new ducted heating system, increased solar gain with large eastern & northern facing double glazed windows, under floor insulation and the ability to segregate living & sleeping areas for sound and heating control. The clients maintained consistent communication and involvement throughout the project. Their vision of the exterior colours harmonised with the design intent, highlighting the new extension with drama and dominance. The clients were approachable, knowledgeable and trusting in the decisions throughout the building works, an absolute pleasure to work with. No decision was too hard to make.
The project was completed within the timeframes of expectations with trades being closely involved as regular sub-contractors. Handing over this project was exciting, it is so rewarding to give a family their new and improved home where they can continue to build memories.
